Home Equity Loans - Putting Bad Credit To The Test
The greatest thing about your initial home loans was the opportunity - you were given a chance to take on a major financial obligation despite your past financial mistakes. Rates were so low you were probably approved relatively easily and for a relatively affordable mortgage. Furthermore, you bought that home at a very good time and now you actually have equity to borrow against - even if you have been paying interest only! So - should you apply for home equity loans if you still have bad credit?
Who controls home equity loans?
With your home purchase, pretty much everything was decided for you - the home price, the loan amount, and the rates you would pay on those bad credit home loans. But with home equity loans its all you:
- You decide how much you want to borrow
- You decide where, when and how you want to spend that money
- And you dictate the home equity loan rate with your income, your success with your current home loan, your equity plans and your negotiating skills.
The rates attached to all home equity loans will be higher than for first mortgages, yet credit will not have as large an impact as it had in your initial loans. Rather, the problem with bad credit and applying for home equity loans is the tendency to bring back the same spending habits that caused your bad credit in the first place.
Know yourself
Remember why you have such a low credit score? Well, change everything if you are planning on taking out home equity loans. Because if those same credit habits come back even a little bit you'll stand to lose much more than your profits off those home equity loans - you stand to lose your home itself. So do yourself a favor and before your take out home equity loans just make sure you know all the costs, you can handle all the costs, and you will continue to make the payments toward those home equity loans until your obligation is fulfilled.
That equity may have come easily, but paying for it on top of your first home mortgage will be the most difficult financial move you'll probably ever make.
